About HausKlaar

HausKlaar helps you understand buying a home and building wealth in Germany – with free calculators and guides in plain language, in English and German.

What HausKlaar does

Before you talk to a bank, you should know what a home really costs. HausKlaar answers the questions that come up along the way: what comes on top of the price? What monthly payment can I afford? Is buying better than renting? What does a savings plan bring after tax?

The calculators know the German rules – the property transfer tax of all 16 states, notary and land registry fees, the tax on investment income – and start from the current average mortgage rates of the Deutsche Bundesbank. Guides and news explain what is behind the figures.

What makes HausKlaar different

  • Results straight away, no contact details

Many finance portals only show results once you give your name, email or phone number. HausKlaar shows the result while you type.

  • Plain language, not jargon

Every technical term is explained where it appears. The glossary explains 42 German terms from bank offers, contracts and tax notices.

  • Built for Germany

Taxes, fees and subsidies under German rules, as of 2026, for each of the 16 federal states.

  • In English and German

For everyone buying or saving in Germany – including those whose first language isn't German.

As accurate as we can be

Financial decisions deserve correct figures. That's why:

  • We work from official sources: the Deutsche Bundesbank, the Federal Statistical Office, laws and official fee schedules.
  • We check tax rules and fees regularly – the rules for 2026 last on 1 Oct 2026. Guides say when they were last updated.
  • Every calculator shows how it calculates and which assumptions it makes.
  • Still, the results are estimates, not financial, tax or legal advice. Check important decisions with your bank or a tax adviser.

Found a mistake? Write to us at contact@hausklaar.de – we'll correct it as quickly as we can.

What changes in rates and rules – by email

Mortgage rates, subsidies, taxes and laws around buying a home in Germany: when something changes, we sum it up in a short email. Free, and you can unsubscribe at any time.

We first send you an email to confirm. Your address is used only for the newsletter, sent through Brevo. More in the privacy policy.

These are estimates to help you plan – not financial, tax or legal advice. They use German tax rules for 2026, assume steady returns and interest rates, and simplify where the page says so. Check the figures with your bank or a tax adviser before you decide.
