How to read these figures

They are averages over all new home loans of a month. Your own offer depends on your savings, your income, the property and how much of its value you borrow – the less, the better the rate.

The effective rate includes monthly compounding and some fees; it is the figure to compare offers by. The nominal rate (Sollzins) is what the monthly payment is calculated from.

A longer fixed-rate period usually costs a little more interest, but leaves less debt to refinance at an unknown rate later.
